Harlan Ranch, Loma Vista, and the newer Clovis developments mostly came with Hunter or Rain Bird smart controllers. Most homeowners never adjust them past the factory schedule. That's why their lawns look stressed by July even though the system is technically running.

The Clovis summer baseline

For Bermuda lawns common in Harlan Ranch: 3 days a week, 2 cycles per day, 8 minutes per zone on rotors. For fescue: same days, longer cycles, 12 to 15 minutes per zone.

  • Skip days right after rare summer rain (sounds obvious, almost nobody does it)
  • Use the seasonal adjust on Hunter/Rain Bird, set it to 110% in August
  • Run drip lines for shrubs separately from turf, never the same schedule
